FAQ’s

What happens in your woodworking area?

We have a designated area where most of our woodworking tenants have units.  In this area, noise is more tolerated as many tenants use saws, drills, compressors etc. that can be loud.  We also have installed commercial air filters in the hallways of this area to help remove the fine particulate produced by sanding and other woodworking activities from the air.  We do however require woodworking tenants to have and use their own air filtration and dust collection inside their units.

What about painting or other smells, scents or aromas?

We don’t want any smelly work to be done in the building.  We don’t allow any spray painting, or smelly paints, varnishes, stains or glues.  Sometimes even “nice” smells are too much and not allowed if they can be potentially disturbing to other tenants.  This category includes perfumes, coffee roasting and others.  Sometimes we have units available where a tenant can vent outside and if the smells can be effectively vented, tenancy is possible.

Are there quiet spaces for office or other quiet work?

We have some more traditional office spaces and this area of the building is generally quiet and away from the noisier part of the building.  Further, our second floor is another area we try to keep for only quiet work.  A sewing machine is about the loudest type of machinery on the second floor.

Can I get access to 3 phase and or 240v or more electrical power for my machine?

Each of our work units comes with at least one 110v 15amp outlet.  We can usually bring more power into a unit.  We will provide a quote/estimate for the cost – to the tenant – for this work.  The work would have to be done by our electrician.

Do you rent to welders or other metal workers?

It very much depends on many factors including the type of welding (no open flame), and how much grinding is involved in the work.  Grinding is too noisy for the building unless only very minimal.

What are the Building hours for tenants?  Are live/work spaces available?

We do not offer and do not allow people to live or sleep or stay overnight in the building.  Building hours are 6am to midnight every day.

What about automotive work like mechanics or detailing?

We do not have any drive-in spaces in the building, so no automotive work.

Can I rent a warehouse/distribution space as well as an Office?

Yes!  You can.  However, you can also create an office space within your warehouse/distribution space, as many of our tenants have found is extremely convenient and cost effective.

How do I arrange to see what the place is like and spaces that are available?

Best approach is to call or email or submit a form from our website and we will get back to you to discuss your needs and our availabilities.  We can then set up an appointment for you to come by.  Our office hours are generally 9:30 to 5 on weekdays and you are welcome to drop by but risk not finding us in the office and available.

How do I sign up?

After you’ve seen a unit that you’d like to rent and we’ve determined jointly that we have a good fit, we will ask you for some basic information to help us put together the lease agreement for signature.  We also ask you to pay a deposit equivalent to one month’s payment in order to hold the unit for you in anticipation of your start date.  Your first month’s rent comes due on your start date and monthly rent is payable on the monthly anniversary of that date.  The deposit becomes a security deposit that we hang onto throughout your tenancy and return it to you at the end of your tenancy as long as rent is not in arrears, you’ve left the unit in good shape and have returned our keys.

What are your acceptable payment methods?

We accept cheques and cash but our preferred method is e-transfer or other EFT.  At this time, we do not take credit cards or debit card payments.

How does insurance work at SpaceWork?

If you are operating a business or working from the unit, you must provide proof of insurance — business interruption insurance, fire and liability insurance.  You also are responsible for insuring your own possessions/contents/inventory.  SpaceWork is not responsible for theft of or damage to your possessions.

Can I have mail sent to the building?

Tenants may have their mail sent to the building.  Mail should be addressed to the tenant’s name and unit number so we know how to sort it for pick up by tenants.  We are not at this time offering secured mailboxes.

What about couriers?

The major and many independent courier companies service SpaceWork and our tenants.  Arrangements must be made directly with the courier.  Tenant is responsible for swift conveyance of product to and from their unit.  Exceptionally, small quantities of product or supplies may be left for courier pick-up (or dropped off) in the hallway outside your unit if neatly stacked and out of the way of traffic.

Can you tell me about shipping and receiving?

SpaceWork has 4 loading docks around the building available for all tenants to use on a first come first served basis.  We ask tenants to use the docks and docks quickly and efficiently.  Three of the docks can take up to a 53’ trailer.  Two of the docks have hydraulic lifts – one manual and one electric.

Fire safety

SpaceWork is equipped with a fully operational sprinkler system, fire alarm system, fire extinguishers and fire pull stations, as well as being equipped with all the appropriate emergency lighting and signage.

Security

Building doors are on an auto-lock system.  Security cameras are throughout the interior and exterior of the building.  Additionally, the property is monitored by regular, physical, in-person security patrols.

Washrooms

We have fully equipped main men’s and women’s washrooms as well as two single non-gendered individual washrooms.

Industrial Sink

We have an industrial sink in a common area of the building for use by tenants although greasy, gooey or otherwise potentially pipe or drain blocking material is not welcome.

Parking

Parking is available for tenants, their guests, customers, employees and suppliers free of charge while the tenant is on the premises.  Limited overnight parking spots available upon request for a monthly rental fee.

Elevator

Access to the second floor of the building is available via a freight lift (as well as two stairways).  The freight lift can accommodate a loaded pallet truck up to 1361 kg.

Conveyance Equipment

We offer pallet trucks (aka hand jacks or pump trucks) to help you move palleted merchandise, supplies or equipment back and forth between your unit and the loading docks.  You are welcome to have and use your own forklift truck as long as it is battery operated.

WIFI    

WIFI is available to tenants throughout the building and is included in your rent.  If you require a dedicated line, both Bell and Rogers have service in the building and you mat set up your own account with them.        

Climate Control

The building is heated and air-conditioned.  We keep the temperature around 18°C in winter and about 26°C in summer.  Most units have HVAC venting directly into them.

Lighting

Every unit is equipped with lighting and most units have motion sensors to control the lights.  Hallways are similarly lit during building hours.

Garbage & recycling

Our garbage bin is available for tenants’ limited garbage that is generated on the premises (not brought in from job sites).  City recycling is not available for the building, but we provide cardboard recycling for tenants.

Down-sizing or Up-sizing

Just let us know if you are ready for a larger, smaller or different space and if we have it available, we will do our best to facilitate your move within the building.  We have sizes and amenities to suit your current and future needs.
